Combat the Chat: Identifying and Addressing the Use of ChatGPT and AI by Homeowners

In this presentation, attendees will learn how to identify whether communication has been generated through the use of ChatGPT, and how and when to respond. For example, homeowners are increasingly using ChatGPT and other forms of AI to facilitate their examination of every communication and decision of the Board. Board/Managers receive these communications directly, challenging, for example, statutory, covenant, and legal interpretation. Boards/Managers should turn immediately to legal counsel for advice on addressing these challenges. Moreover, it increasingly highlights the critical needs to ensure that Boards are properly governing and operating the community association in accordance with the law, and that such Boards are professionally managed by a reputable management company.

Attendees will also learn about the use of ChatGPT and other forms of AI to examine community association documents and records, such as posted financial statements, meeting minutes, and otherwise. Attendees will learn the critical importance of proper governance and operation, budgeting, etc. to ensure that a homeowner cannot create a case against the community association with the help of AI.

Attendees will also learn about privacy implications when certain documents, photos, or otherwise are uploaded or otherwise made available to a member who might use ChatGPT or other AI to exploit or interfere with the privacy of another.

This presentation will be important and informative for managers at all stages and experience, and for Board members.
